Selling Your House – Do You Need a Realtor?

Using a Realtor is not the only way to Sell my house for cash. You can also sell your property privately, but if you do, you will have to do all of the work yourself. Unless you have the time and the ability to market and sell your property, you could end up getting less than it is worth, and canceling out all of the savings that you have made on Realtor fees.

There are three main types of work that a Realtor can do for you when you are selling a house.

First, and perhaps most importantly, they support you with their experience and specialized knowledge. They can ensure that any contract you sign provides you with adequate protection against problems such as buyers pulling out of the sale, and they can ensure that your house is being sold at the correct price. They act as your guide through the entire process of selling a property, and this can ensure that everything flows smoothly and is conducted properly.

Secondly, the Realtor markets your house for you. They have the connections to do this in the most effective manner, and they will be able to get a good price for advertising space. Buyers will also be contacting the Realtor in order to find out about properties for sale, so a Realtor has an additional route for marketing your property that is not available to you as a private seller.

Thirdly, a Realtor can handle negotiations with potential buyers. They will work to ensure that you get the best possible price for your house, particularly since this can affect the size of their own commission. They will discuss any offers that are made, both with you and the person who is making the offer, and they will help you to come to an agreement. They will also be able to negotiate changes in the price if the offer is not high enough, or if the buyer’s inspection of the house uncovers problems that need to be repaired before the sale can go through. Many buyers feel more comfortable talking about these financial aspects of the sale with a neutral party rather than directly with the buyer. The Realtor may also be a better negotiator than you, partly because they are seen as a neutral party, and partly because of their experiences in such negotiations.

Despite the work that a Realtor does, it is still possible to sell a house privately and to do it very successfully. It is important to understand exactly what you will need to do before you decide to go down this route, however, you need to educate yourself about all of the legal requirements and regulation that relate to the sale of a house, and you should also find out about the process and the types of marketing which you will be able to use, such as the internet and local newspapers. You should try to estimate what it will cost you to sell privately, and you should talk to some Realtors about their fees and costs. It may not be much cheaper to sell privately when you consider the amount of time that you will need to put into the job.

As well as the costs and the actual process of selling a house privately, you should also think about whether you are the sort of person who will be good at marketing and selling a house before you decide whether or not you need a Realtor. If you are a confident, hardworking person who has good people skills then you may make a good private seller. If you do not feel as if you would make a good salesperson, then you may want to get a Realtor to do the hard work for you.
